Greetings, All!
The other day, as I reveled in the San Francisco Giants’ National League West title win, the first since 2012, I thought about the catchword that has become their battle cry this season – “Resilient”. Resilient is the ability to withstand or recover quickly from adversity. Giants Manager Gabe Kapler used “resilient” to describe the team’s grit and hustle, and their willingness to battle to the final out. Sure enough, many of our victories happened in the late innings, as we came from behind in more torturous games than I can remember.
Well, “Resilient” now stands for more than our team on the field. Resilient epitomizes the brave people of the Bay Area: the front line workers, the local businesses, the teachers, the healthcare workers and first responders that have struggled and persevered throughout the pandemic. The past 18 months during this COVID pandemic have been easy for no one, and obviously much more difficult for some than others. But as a group, we masked up, got vaxxed, remained socially distant, and thought about the collective good rather than just of ourselves.
And now, as we we enter the last quarter of the year, as we see solid evidence that this pandemic is declining after a recent surge, as we see the economy grow and improve and re-employ those who lost jobs, we can move forward with optimism, support one another and heal and recover from a moment in time we’d all rather forget.
Oh, and…GO, GIANTS!!!

The inventory of condo listings on the market has been soaring, and price reductions are heavily concentrated in the condo market.
Hundreds are still selling each month and that number has been rebounding in the last couple of months – but increases in supply continue to outpace demand.
Within the condo market, the high-rise segment appears to be the weakest, almost certainly due to pandemic-related reasons.

* In California Senate Bill 9 makes it possible to build more than one housing unit on land that was previously designated for only one unit. SB 10, allows for denser development near public transit corridors, such as bus and train lines…..zoning that allows more density is supposed to bring down property prices…..Nearly two-thirds of all homes in California are single-family. Compared to roughly 42% in New York State. In 50 years, California’s population has doubled, now more than all the population of Australia or Canada…and its economy is about the size of France’s! * California is experiencing another kind of traffic jam….in the ocean. Hundreds of thousands of containers on ships await docking as the infrastructure struggles to keep up with the surge in demand for imported goods that land in Los Angeles and Long Beach from the Far East. The congestion this year has been caused by a surge in imports as consumer demand in the U.S. has shifted away from services to goods and home improvements and retailers have rushed to restock inventories that were depleted last year in the early months of the pandemic. The ripple effects of those months are pretty astounding! In 2020 Los Angeles and Long Beach ports handled the equivalent of 8.8 million loaded import containers, more than double the 3.9 million loaded boxes that arrived at the nation’s next busiest port at New York and New Jersey.(WSJ)

Rents in San Francisco Tick up but Still Depressed
The weighted average asking rent for an apartment in San Francisco has ticked up 1.6 percent since the end of August to $3,425 per month. Our analysis is based on a subset of (well) over 100,000 listings going back to 2004 that we maintain, normalize, and index on a monthly basis. And as always, we’ll keep you posted and plugged in.

One weekend while browsing AllTrails.com, I came across an intriguing listing for the “Landfill Loop” in Richmond. With a name like that, I knew I needed to check it out.
