November 2024

Greetings, All:

Guess what? We don’t win ’em all. When we’re called about listing a home, or working with a potential homebuyer, regardless of our experience and track record, regardless of how well we know every part of the City, regardless of our work ethic and winning personalities (haha), we don’t always win the business. Rejected. Ouch.

Handling rejection can be one of the toughest emotional challenges to face, especially when you’ve invested time, energy, and hopes into something that doesn’t pan out.  50+ years of collective experience and success does temper the sting.

The Stoic philosophy offers a profound perspective on handling rejection, emphasizing the importance of internal resilience and the acceptance of external circumstances. Stoics believe that our emotional responses to events are largely within our control. When faced with rejection, whether in personal relationships, job opportunities, or social situations, Stoics advocate for a rational evaluation of the situation. Instead of succumbing to feelings of inadequacy or despair, they encourage us to recognize that rejection is a natural part of life, and not a reflection of our worth.

“Winning and losing are both very temporary things. Having done one or the other, you move ahead. Gloating over a victory or sulking over a loss is a good way to stand still.” -Chuck Knox, Football coach

We might even apply the coach’s outlook towards this past week’s elections. Both sides were equally passionate about their choice; only one could win. Internal resilience. Acceptance of external circumstances. When things don’t go as you hoped, it’s vital to allow yourself space to process the feelings that arise. Give yourself permission to grieve, but don’t stay stuck in that space for too long. Acknowledge the hurt, but then focus on the lessons that can be learned and the new opportunities that might arise. Tomorrow’s another day.

Till next month,

Derek, Natalie, Mo & Chrissie

Market Report

by Patrick Carlisle, Market Analyst for Compass Bay Area

November 2024

Year over year, median house and condo sales prices were up in October 2024, 2% and 5.5% respectively. Fueled by the large jump in new listings in September, sales activity – as measured by the number of listings that went into contract – hit its highest point since spring 2022. The absorption rate, which measures buyer demand vs. the supply of homes for sale, hit its highest percentage since spring 2022. Monthly sales volume was up 19% year-over-year, and year-to-date sales were up 11%. Days-on-market declined and overbidding increased. The number of price reductions in October 2024 climbed to its highest count of the year – the typical seasonal trend – but was well down year-over-year.

Team Spotlight

18 years ago we teamed up as business partners, then at Paragon, and have never looked back. So many transactions, client success stories, navigated hurdles, markets up, markets down, colleague collaborations, and just good friendships since. Our team has grown and evolved and is still doing so. It’s been a great ride! 🎉🥳👏🏻🎊🙌🏻🍾

Did You Know?

“Do not allow negative thoughts to enter your mind for they are the weeds that strangle confidence.” — Bruce Lee

* THE BIG THAW – as Adelaide Polsinelli of COMPASS calls it – has begun in 2024 in commercial real estate as rates come down and deal makers now see the ability to establish valuations on the many commercial buildings that in the past were difficult to value. The more transactions happen, the easier it is to establish what the market is willing to bear. Those who stepped in early may be the most rewarded as they create a market….as is often the case! * The same SALT cap deduction applies to single and married taxpayers, leading some proponents of SALT to accuse the law of creating a “marriage penalty.”

Oakland Museum of California facilitated the program, while a selection committee chose the awardees from 39 applicants. TBPOC would remove the steel and clean it (it had to be stripped of lead paint), but that was it. Artists had to find their own way to transfer and store the steel, in addition to incurring any expenses that came with creating the art itself.

“We love our customers, and at the end of the day, I don’t want my customers to be bummed out about some surcharge,” Michael said. “That’s the last thing I want. … We’re in hospitality. Our goal is never to have an adversarial relationship with our community.”

The waters were calm as we stood on the deck of the Salty Lady, idling less than 100 yards off the Farallon Islands. About 30 of us passengers were on the 56-foot vessel. I was near the bow as our naturalist, Michael Pierson, calmly described this marine refuge, explaining its cave systems and showing us a favorite sea lion resting spot.
