June 2025

Greetings, All:

Lately, we’ve had the unique privilege of representing several homes where the previous owners had lived for 50 years or more. Each of these properties tells a story—not only of the people who lived there but also of the shifting trends in design and the many ways homeowners have approached upgrades over time. Some remained virtually untouched, preserved with meticulous care, while others reflect era-specific renovations that tell you exactly when they were done.

Our role, then, is to guide these properties into marketability—bridging their unique history with what today’s buyers are looking for. Often, I find myself genuinely impressed by how stylish and timeless many of the past choices remain. Having sold homes since the mid-1980s, I’ve seen the full spectrum of renovation styles: from bold statements that now feel like time capsules to transformations that have gracefully withstood the test of time.

Take, for instance, a home like 1480 Willard Street—when the architecture and layout are inherently strong, the path to a successful sale becomes almost effortless. The design integrity speaks for itself.

When I mention an “1980s-style kitchen,” what comes to mind? Likely white ceramic tile countertops, oak cabinetry, and maybe even a built-in desk nook. Fast-forward to the early 2000s and granite countertops and stainless steel appliances were must-haves. Today, in the 2020s, we’re seeing bronze and matte black fixtures, quartz surfaces, rainfall showerheads, and the return of bold wallpaper and mid-century light fixtures like the Sputnik chandelier.

Now in 2025, design is embracing natural materials, earthy palettes, and a renewed focus on functionality. Maximalism is reemerging—layered patterns, saturated colors, and bold decor—offering a vibrant counterpoint to the enduring elegance of minimalism.

Our talented stager, Steph, thrives in this space. She’s known for pushing creative boundaries and steering away from safe choices like “Swiss Coffee” white whenever possible. Her dramatic vignettes consistently make an impact during showings—visitors take notice, and so do other agents. (And no, she’s not taking new clients—she works exclusively with a select few. We’re lucky to be among them!)

For homeowners considering renovations, it’s wise to strike a balance between personal expression and future resale potential. Custom features like a purple concrete fireplace surround may delight you—but might limit the appeal when it comes time to sell. That doesn’t mean design has to be dull. Quite the opposite—just keep major, hard-to-replace elements (like floors, tilework, and fixtures) in a more universally appealing zone.

Remember cherry inlay golden-tone hardwood floors? Those once-revered surfaces have given way to today’s wide-plank white oak. And tomorrow? We’ll be watching with curiosity, inspiration, and a healthy respect for what endures.

Till next month,

Derek, Emily, Natalie, Mo & Arwin

Market Report

by Patrick Carlisle, Market Analyst for Compass Bay Area

June 2025

The speed and scale of developments in 2025 — tariffs, stock market, inflatio, interest rates, consumer confidence, tax law, national debt concerns, international relations, what the Fed decices, and so on — have made it challenging for reak estate market reports to keep up. As always, real estate trends vary locally. The rest of this report focuses on the specifics of the San Francisco market.

Did You Know?

* Is a “CREATOR’S STUDIO the hottest building amenity? Rooms dedicated to creating music or recording podcasts are popping up around the globe. (FT)

* Paint is by far the cheapest design tool….painting a room one color is fine, but often painting that room and the ceiling and trim all one (maybe bolder) color can be even more impactful….it’s called ‘color drenching’.

Client Spotlight

Having known Javi and Mariola and their 4 children for the last 5 years as dedicated members of our St. Philip School community, it’s truly fulfilling to witness their journey to homeownership. They have always been renters since they arrived to the United States from Spain, and now their dream of owning a home is a reality after 10 years and 2 months of renting. Their commitment to staying in Noe Valley, where they have built strong community ties, made this achievement even more meaningful. It’s a joy to see them not only secure a home for their family but also become landlords, ensuring their continued presence in the neighborhood they cherish. Their journey from renters to owners was inspiring, and it’s wonderful to see them secure a bright future for their family in a community they love.
