February 2026

Greetings, All:

Today at our weekly sales meeting, a Compass coach gave a presentation, sharing action items on how Realtors can show up on AI search results. Apparently, folks have turned to Gemini, ChatGPT and the like to find agents to work with. Google searches are down, use of AI is up.

Just as I’m getting used to watching short social media reels of yesterday’s actors hugging deceased versions of themselves with wings, I’m also accustomed to reading ChatGPT real estate marketing descriptions. Surely, not every home can be “nestled on a quiet picturesque block”.

Obviously, artificial intelligence doesn’t have to be some glowing robot in a sci-fi movie to be useful. Most of the time, it’s more like that very competent friend who actually reads the instructions and enjoys organizing things. Staring at a blank email? AI can draft it. Drowning in a 12-page article you meant to read? AI can summarize it before your coffee gets cold. Trying to sound thoughtful instead of rushed? AI can help you find the words that were somewhere in your head but refused to line up properly.

At home, AI is the quiet hero of “I don’t feel like thinking right now.” It can plan your weekly meals, generate a grocery list that (miraculously) matches those meals, and suggest what to cook when all you have is chicken, spinach, and questionable enthusiasm. It can explain your child’s math homework in a way that doesn’t make you question your own education (Guilty!). It can even help you compare appliances without spending two hours deep in online reviews written by people named “WasDisappointed42.”

Professionally, AI is like an intern who never sleeps and doesn’t drink all the office coffee. It can brainstorm ideas when your creativity clock is blinking 12:00, organize meeting notes that would otherwise live forever in bullet-point chaos, and help polish presentations so you look far more composed than you felt while making them. For independent contractors like ourselves (that’s what Realtors are, really), it can draft marketing copy, outline plans, and help untangle big ideas into manageable steps. It won’t replace our experience or instincts—but it will happily handle the heavy lifting so we can focus on the parts that require actual wisdom and discernment.

And on a personal level, AI can be your low-pressure life assistant. Want to learn a new language? Train for a 5K? Finally understand what “compound interest” really means? AI can guide you without judgment and without sighing dramatically when you ask the same question twice. Used well, it’s less about replacing people and more about reclaiming time and mental space. Think of it as a very patient helper—one that makes daily life a little smoother, a little smarter, and occasionally, a little more amusing.

All of which is to say, I’d better get my butt in gear and learn how to use AI so that when folks ask Chat, “Who should we call to buy and sell real estate in San Francisco?” The only answer will be “The Dunn & Chin Group. Natch.”

Till next month,

Derek, Emily, Natalie, Mo & Arwin

Market Report

by Patrick Carlisle, Market Analyst for Compass Bay Area

February 2026

While national home price appreciation is stuttering to a halt and many states and regions are seeing price declines, San Francisco’s median home sales prices continue to surge higher, a dynamic we expect to see continue in 2026. The underlying factors are an extremely inadequate supply of homes for sale vs. rapidly increasing demand due to the AI startup boom. Very fast sales and competitive bidding wars between buyers have become the norm.

Did You Know?

* For the second year in a row, Robert Reffkin, our co-founder and CEO, landed in the top spot on the Swanepoel 200, recognized as the industry’s most powerful and influential figure. Robert was called out for expanding Compass’ “scale, access to capital and outsized influence on industry structure and listings strategy.” He solidified his influence within industry last year with Compass’s acquisition of Anywhere Real Estate. The merger, finalized last week, creates the world’s largest residential brokerage. CONGRATS, Robert!

* The Federal Government may start to allow people to take money out of their 401(k)s to use that for a down payment to buy a home. Already, first-time homebuyers who hold Individual Retirement Accounts (IRAs) — retirement accounts that are not sponsored by an employer — can tap these funds up to $10,000 without penalty to buy, build or rebuild their first home. Neighborhood Spotlight

Many memories made with my friends in our great apartment on Union Street with views of the Golden Gate Bridge!

When I stroll down the streets of Cow Hollow, whether it is running in and out of homes we are selling, or grabbing lunch with friends, I cannot help but reminisce about life 25 years ago, living it up in this iconic, attractive San Francisco neighborhood. Cow Hollow is nestled between The Marina and Pacific Heights, with the borders of Green St, Lyon St, Lombard St and Van Ness Ave. It is home to some of the most expensive real estate with breathtaking views of the Golden Gate Bridge, beautiful people walking around with yoga mats in hand, best kept “secret” restaurant that everyone knows about in SF (Brazen Head), and the happening social scene at “The Triangle”. Wow, it sure has come a long way from the late 1880’s when it was filled with cow grazing, milk production, and small-scale industrial plants!

I had the exciting experience of living with my friends on Greenwich St, then on to Union St, in my 20’s. And boy, did we live it up and experience every exercise studio, late nights playing Pop-a-Shot at Mauna Loa, Saturday brunches at Rosie’s and because we are talking early 2000’s, every spray tan shop up and down Union Street!

I feel fortunate to continue to sell real estate regularly in Cow Hollow. In fact, we have three sales closing in Cow Hollow this month! Interestingly enough, two of the condos are an old friend’s who I have been lucky enough to have many fond memories in, dance parties and all! And, our buyer represented closing on Laguna Street is with a darling young couple hoping to start their family in the heart of Cow Hollow!

Now after writing this, I have decided I am taking my kids to Balboa Cafe tonight for chicken paillard!

News

San Francisco may very well be the best costume town in the world. From Bay to Breakers to the many tendrils of Burning Man, San Franciscans just love to dress up, and most of us end up with a closet — or at least a storage box — dedicated solely to costumes.

When it opened in 2001, Napa Rose redefined fine dining at Disneyland. Inspired by California’s most famous wine region, the restaurant offered a tasting menu with wine pairings and brought in chef Andrew Sutton, who came from Napa Valley’s Auberge du Soleil, to lead the culinary program.

The late-winter months are not usually a busy season for San Francisco hotels, but occupancy is high this month thanks to Super Bowl 60 on Sunday at Levi’s Stadium in Santa Clara. Top-ranked hotels — if any still have rooms available — are cashing in on demand, with average rates fetching more than $1,200 a night.
