Everything Old is New Again.   715 47th Avenue may represent the kind of home you grew up in. In recent years, the trend amongst home builders and renovators has been to knock down walls which separated functional rooms that allowed for order and a sense of privacy. 2020’s pandemic may have signaled the loss of popularity of “great rooms” in the same way that skinny, highwater jeans have one foot out the fashion door. In fact, Elle Decor Magazine’s cover story for its first issue of 2021 is titled: “Heights of Privacy: Why We Like Walls Again”, where 9 architects and designers were asked to forecast “how our homes will change after the dust has settled”. “People need places where they can be together with family, but also places where they can be alone to reflect, to learn, to recharge.” “In a post-COVID world, consider how life might become more multigenerational, with extended family moving in.” There will be a “demand for separate workrooms…ideally this space will also have a door, and a window with a view outside…A few well-placed doors might save you from Zooming in your laundry room…how the home is connected to the outdoors – to views, light, and air, and offers spaces to recharge will become particularly valued.”   Just in time, we are proud to bring you 715 47th Avenue, where just about “everything old is new again”.   This 1923 constructed home has just undergone a major renovation, without interrupting its original floor plan. Its traditional Spanish Mediterranean barrel-front facade belies the generous 2,300-plus living square feet and multi-level functionality. Wherever you go on the main level, from the living room to the formal dining room to the new kitchen to the new bathrooms and spacious bedrooms, an abundance of natural light will follow you, if not from the 4 new skylights, then from the open vistas of the ocean from the rear of the house. Distinctive architectural elements include arched wall dividers from the formal entry into the living room and formal dining room, gorgeous red oak hardwood floors with cherry inlay, and crown moulding and baseboards. Modern amenities include Tesla solar panels, new HVAC and ductwork and an Aquasana water filtration system.   Two more floors of living space, one right off the large one-car garage, offer additional bedrooms, home offices, exercise space and/or social areas; the freedom to choose how the house functions is purely in the hands of its future owners. And if that wasn’t enough, the enormous back deck and yard will have you envisioning “return-to-normalcy” BBQ gatherings and parties.   Amazing location, within close proximity to Golden Gate Park, Ocean Beach, Lands End hiking trails, Sutro Heights Park, the Balboa Street corridor and Point Lobos.   What we loved about living at 715 47th Avenue:   715 47th Avenue was an amazing place to live for many reasons. We felt like it was perfection in a home and location: we will strive for this again but may not find. Some of our favorites…   Being 3 blocks from Ocean Beach, 2 blocks from Golden Gate Park, and 2 blocks from Sutro Park with views of the ocean and sunsets from the back of the house.   Waking up to the view of the ocean from our bedroom and sunroom is spectacular!   Listening to the waves in the morning while waking up and at night while falling asleep was an amazing feeling being from Hawaii and Greece.   Watching the sunsets and/or fog roll in across the water from our sunroom was a relaxing, peaceful, and magical way to wrap up the day.   A quiet, friendly, and peaceful neighborhood with a quality of life that was so special.   Shockingly beautiful red oak hardwood floors throughout the whole house sold us!   We loved our easy, working, gas fireplace in the living room – easy and lovely to use on a foggy SF morning to warm you up while enjoying your first cup of coffee or tea.   We loved our Trex deck for quiet family BBQ’s or celebrations with friends. The Trex is low-maintenance, cleans up nicely, and is easy on bare feet!   The layout of the house is user friendly for lots of different lifestyles. With the primary living space on the top floor there is also space on lower levels for additional bedrooms, guest rooms, office space, family room, yoga/exercise room, and entertainment center.   Easy to have guests with their own bathroom and private living space on middle floor.   Lots of good light and the skylights are wonderful – especially the one in the kitchen.   The location is very convenient! Quick easy access to the airport, the Golden Gate bridge, the Presidio, and an easy drive, bus or Lyft ride downtown.   Safeway being 2 blocks away is convenient and Whole Foods is just 8 minutes away.   Virtual Tour     Walkthrough Video   Floor Plans
